Century 21's Strata Management Division specializes in recreational property management serving the West Kootenay region of British Columbia.
Strata management is responsible for maintaining the common property, limited common property and common assets of a strata corporation. We offer a wide range of services that can be custom tailored to match the needs of your Strata.
Our standard management services include the following: 
Managerial
- Exercise the delegated powers of the Strata Corporation;
- Arrange & negotiate maintenance / service contracts;
- Maintain complete records of owners, occupants, tenants, suppliers & all necessary data;
- Letter writing to Owners on behalf of the executive committee;
- Annual review of all supplier contracts;
- Provide strata owners with access to Corporations records;
- Scheduling of annual re-curing maintenance;
- Building Management Services;
- Prompt return of all calls and e-mails from all unit owners.
Financial
- Banking - Maintain separate bank accounts for each strata;
- Providing monthly financial management reports to the executive committee;
- Providing monthly Bank statements;
- Process & disburse bills & payments;
- Invoicing and collection of strata fees;
- Maintain Operating fund, contingency fund and special levy accounts;
- Maintaining adequate Insurance coverage;
- Preparation of Information certificates (Form B) and Certificate of Payment (Form F);
- 24/7 emergency phone response.
Governance
- Ensuring executive committees follow the guidelines specified in the Strata Property Act, Regulations and Standard Set Of Bylaws;
- Preparation of Annual and General Meetings;
- Preparation of executive committee’s meeting Agendas, minute taking
- Knowledge of Standard set of By-laws;
- The strata manager assists the executive committee to develop, administer & enforce Bylaws & Rules;
- Filing of by-laws and other documents with government agencies.
