The developer-builder wants to focus 100% on construction of the project. After the project is initiated our role as strata manager is to act as a third party who manages the strata and new owners effectively while continuing to work closely with the developer-builder. We are the liason between the new owners and the developer.

 

An overview of our developer services include:

 

Pre Disclosure Statement Registration:

  • Assist developer to prepare a realistic, economical budget & schedule of strata fees
  • Management contract
  • Work with surveyor or designer to ensure accurate unit entitlements
  • Review & discussion with lawyers

Post Disclosure Statement Registration:

  • Handle inquiries from conveyancers, realtors & the public about the operation of the strata.
  • Prepare forms "B" & "F"
  • Work with sales staff to ensure accurate complete information is given to public
  • Coordinate move-ins & completion of building with developer & on-site staff
  • Start up service contracts
  • Arrange insurance policies

First General Meeting:

  • Organize the transitional meeting from owner-developer to the new owners
  • Act as liaison between owners & developer for exterior deficiencies

Further Phases:

  • Arrange each meeting to provide the orderly transfer of each phase from owner-developer to the strata corporation.
